Mississippi home inspector license

The Mississippi Home Inspection Division licenses home inspectors under the Mississippi Appraisal Board, and an applicant needs 60 hours of approved coursework, the National Home Inspector Examination, a background investigation and at least $250,000 each of general liability and errors and omissions insurance.

Who licenses
The Mississippi Home Inspection Division, which operates under the Mississippi Appraisal Board.
Who must hold it
Any person who conducts a home inspection for compensation, and any person who holds out to the public as a home inspector. A license is issued to individuals only; no partnership, association, corporation, limited liability company, firm or group can hold one.
Who can apply
At least 21 years old, a high school diploma or its equivalent, and a background investigation.
Education
An approved course of study of at least 60 hours, which may include field work as the appraisal board prescribes.
Exam
The National Home Inspector Examination, which must be passed to attain the basic license.
Insurance
General liability insurance and errors and omissions insurance, each of no less than $250,000 per occurrence. The certificate is in the inspector's own name, with the Mississippi Home Inspection Division as certificate holder.
Out-of-state applicants
A non-resident applies for a reciprocal license on the Rule 9 reciprocal license application, with a letter of good standing from the home state. The fee is $50 for the application and $325 for the license.
License term
Two years from the date of issue.
Renewal
Every two years, with a fingerprint-based criminal history check.
Continuing education
20 hours every two years. A license is not renewed until the hours are completed.
Report
A home inspection report is issued to the client as the Standards of Practice specify. Mississippi has adopted the American Society of Home Inspectors Standards of Practice and Code of Ethics.
New Home designation
Inspecting new homes in any stage of construction requires a New Home designation (NH). It requires a basic license, an active residential builder license from the Mississippi State Board of Contractors, and at least one active ICC certification from the listed disciplines.
