Virginia home inspector license

The Virginia Board for Asbestos, Lead, and Home Inspectors licenses home inspectors who pass a board-approved exam and reach 15 qualifying points from education and experience.

Who licenses
The Virginia Board for Asbestos, Lead, and Home Inspectors, within the Department of Professional and Occupational Regulation.
Who can apply
At least 18 years old.
Insurance
General liability insurance of at least $250,000 per occurrence. A commercial general liability or business liability policy of $250,000 is acceptable if the applicant is an additional insured.
Exam
A board-approved examination. The National Home Inspector Examination, administered by EBPHI, is board-approved.
Qualifying points
15 points in all, with at least five from the education table and at least five from the experience table.
Education points
35 hours of pre-licensing education is 5 points. 70 hours is 10 points. A three-credit college home inspection class is 5 points. A construction-related college class is 1 point each, up to 3. A four-hour contract, report or exam topics course is 1 point each, up to 3.
Experience points
2 points for each month of full-time qualifying experience, up to 12. 1 point for every five inspections under direct supervision, up to 12. A full-time month is 146 hours or 18 workdays.
Out-of-state applicants
Universal license recognition, for a valid license or government certification in another state with a similar scope, held for at least one year, with that state's exam and training standards passed, no discipline or pending investigation, and no disqualifying criminal record.
Renewal
Every two years. A license expires two years from the last day of the month it was issued.
Continuing education
16 contact hours of continuing professional education in each renewal cycle.
