Massachusetts home inspector license

The Board of Registration of Home Inspectors licenses associate home inspectors and home inspectors, an associate needs 75 hours of board-approved training and a passing score on the national exam, and a home inspector also needs a year as a licensed associate and 100 inspections.

Who licenses
The Board of Registration of Home Inspectors, in the Division of Occupational Licensure. You apply, renew and pay online through the eLIPSE platform.
Who can apply
Good moral character, and a high school diploma or its equivalent.
Associate home inspector
A 75-hour pre-licensure education program from a board-approved provider. A passing score on the National Home Inspectors Exam. An experience log of 25 inspections done under direct supervision.
Home inspector
At least one year as a licensed associate home inspector. An experience log of 100 inspections done under direct or indirect supervision. Certificates for 12 hours of continuing education.
Insurance
Errors and omissions insurance of at least $250,000 in the aggregate, for both licenses. The insurer gives the board at least ten days' written notice before the policy is cancelled or not renewed.
Fees
The application fee is $225 for an associate home inspector license and $338 for a home inspector license. The application and license fees are charged together when you apply.
Renewal
A license lasts two years and renews on or before the last day of the month in an even-numbered year. Renewal depends on meeting the board's continuing education and standards of practice requirements.
Out-of-state applicants
A home inspector who holds a valid license or registration from another jurisdiction can be licensed by reciprocity or endorsement, if the board finds that jurisdiction's standards equal to or higher than Massachusetts's. Apply on the board's form, with proof of the required insurance and the fee.
