Maryland home inspector license

The Maryland Commission of Real Estate Appraisers, Appraisal Management Companies and Home Inspectors licenses home inspectors, and an applicant needs a 72-hour on-site course, the National Home Inspector Examination and general liability insurance of at least $150,000.

Who licenses
The Maryland Commission of Real Estate Appraisers, Appraisal Management Companies and Home Inspectors.
Who can apply
A high school diploma or GED, or proof of higher education.
Education
A 72-hour classroom-based course approved by the Commission. Since July 31, 2021, all 72 hours must be taken on site, not virtually.
National exam
The National Home Inspector Examination. You submit your score report with your application.
Insurance
General liability insurance of at least $150,000.
Fees
A $50 non-refundable application review fee, and a $325 license fee.
License term
An original license is valid for two years. Renewals follow a two-year cycle.
Report writing
Before you renew, 2 hours of education on home inspection report writing.
Continuing education
No continuing education is required for your first renewal. After that, each renewal needs 30 hours of continuing professional competency education. No more than 8 hours on one topic count toward renewal.
Out-of-state applicants
If you hold a home inspector license in good standing in one of these states, you can apply for a reciprocal license instead of an original one. Arizona, Arkansas, Connecticut, Delaware, Florida, Illinois, Indiana, Kentucky, Louisiana, Massachusetts, Mississippi, Nevada, New Hampshire, New Jersey, New York, North Carolina, Oklahoma, Oregon, Pennsylvania, Rhode Island, South Carolina, South Dakota, Tennessee, Texas, Vermont, Virginia, Washington and West Virginia.
