Who certifies
The Arizona State Board of Technical Registration. Apply through the board's applicant portal.
Who can apply
At least 18 years old. A valid fingerprint clearance card. A board-approved course of study. No certificate denied or revoked within the year before you apply. If you have a felony conviction, an absolute discharge at least five years before you apply.
Exam
A National Home Inspector Examination result from within two years before you apply.
Training
84 hours of classroom training, or an equivalent course, from a school licensed or accredited as the rule requires.
Parallel inspections
Logs of 30 parallel inspections. Each is supervised by a certified home inspector, with no more than three other applicants present. Each supervising inspector completes a parallel inspector affirmation form and a verification of experience form.
Financial assurance
Within 60 days after certification, and before any fee-based home inspection, file one of three financial assurances. It may be errors and omissions insurance of $200,000 in the aggregate and $100,000 per occurrence, a bond of $25,000 retroactive to the certification date, or proof that minimum net assets have a value of at least $25,000.
Fee and residency
The application and initial registration fee is $245. The standard application requires Arizona residency. Contact the board's licensing staff to confirm it is the right application before you file.
Out-of-state applicants
Universal licensure, under A.R.S. 32-4302. You must hold a license or certification from another state in the same discipline and practice level, for at least one year, in good standing in every state where you hold one, with no revocation, surrender, discipline or pending complaint, and no disqualifying criminal history. The application requires proof of Arizona residency, verification from the other state's board, a copy of that state's statutes and rules, and a fingerprint clearance card. The fee is $245.
