Texas home inspector license
The Texas Real Estate Commission licenses professional real estate inspectors after experience or substitute education, a national and a state exam, and $100,000 per occurrence of liability insurance.

- Who licenses
- The Texas Real Estate Commission.
- Sponsored route
- For a current real estate inspector, 12 months of active experience as a licensed real estate inspector sponsored by a Texas professional inspector in the 24 months before applying, and 175 real estate inspections under indirect supervision.
- Education
- 40 hours in Property and Building Inspection Module I, 40 hours in Module II, 10 hours in Business Operations and Professional Responsibility, 20 hours in Texas Law, and 24 hours in Texas Standards of Practice.
- Substitute route
- No sponsored or licensed experience and no inspection count. The applicant completes the same course hours, plus 20 hours in Analysis of Findings and Reporting and 40 hours in Texas Practicum. The Property and Building Inspection Module I and II courses may be credited with three years of personal experience in a field directly related to home inspection, and two affidavits from persons who have personal knowledge of that experience.
- Exams
- A national exam and a state exam, administered by PearsonVUE. After three failed attempts, additional education is required before a retake.
- Insurance
- Professional liability or other insurance covering Texas Occupations Code Chapter 1102, Subchapter G, of $100,000 per occurrence, before the license issues. Upload the TREC Certificate of Insurance or Proof of Financial Responsibility form.
- Report form
- Inspectors licensed by TREC use the Standard Inspection Report Form (REI 7-6).
- Sponsorship
- Apprentice and real estate inspectors must be sponsored by a professional inspector. A professional real estate inspector does not need a sponsor to perform real estate inspection.
- Renewal
- Every two years. Renew up to six months after expiry. After six months, reapply for an initial license. Two years after expiry, reapply and pass the examination.
- Continuing education
- 32 hours, including the 8-hour Inspector Legal and Ethics and SOP Review course. No more than 16 hours in any one subject. Current proof of financial responsibility at renewal.
- Out-of-state applicants
- Texas does not have reciprocity with any state. To become licensed, an applicant from another state must satisfy all current Texas licensing requirements.
