# Florida home inspector license

The Department of Business and Professional Regulation licenses Florida's home inspectors, and an applicant needs a 120-hour course of study, a passing exam, good moral character, fingerprints and at least $300,000 of general liability insurance.

<dl>

<dt>Who licenses</dt>
<dd>The Department of Business and Professional Regulation.</dd>

<dt>Who can apply</dt>
<dd>A course of study of at least 120 hours, covering structure, the electrical system, HVAC, roof covering, plumbing, interior and exterior components, and the site conditions that affect the structure. A passing score on the required examination. Good moral character, meaning a personal history of honesty, fairness, and respect for the law.</dd>

<dt>Background check</dt>
<dd>A complete set of electronic fingerprints, sent to the Florida Department of Law Enforcement and the FBI for a criminal history check. You pay the processing cost.</dd>

<dt>Insurance</dt>
<dd>Commercial general liability insurance of at least $300,000.</dd>

<dt>Renewal</dt>
<dd>Licenses expire on July 31 of every even-numbered year. Renewal requires your continuing education and the renewal fee.</dd>

<dt>Continuing education</dt>
<dd>14 hours completed in the two years before you apply to renew. At least 2 of the 14 hours are hurricane mitigation training.</dd>

<dt>Hurricane mitigation forms</dt>
<dd>An insurer must accept a uniform mitigation verification form signed by a home inspector who has completed at least 3 hours of hurricane mitigation training and a proficiency exam. The Uniform Mitigation Verification Inspection Form, OIR-B1-1802, is adopted by Rule 69O-170.0155, Florida Administrative Code. <a href="/florida-wind-mitigation-form/">Florida wind mitigation form, OIR-B1-1802</a></dd>

<dt>Out-of-state applicants</dt>
<dd>Endorsement. You need good moral character, the insurance above, and either a license from another state or territory with substantially equivalent education requirements and a substantially equivalent exam, or a license held for at least 10 years. Under the 10-year route, apply while that license is active or within two years after it was last active. The department does not endorse an applicant under investigation in another state for an act that would violate this part of chapter 468 or chapter 455, until the investigation and any discipline end.</dd></dl>
