# Virginia home inspector license

The Virginia Board for Asbestos, Lead, and Home Inspectors licenses home inspectors who pass a board-approved exam and reach 15 qualifying points from education and experience.

<dt>Who licenses</dt>
<dd>The Virginia Board for Asbestos, Lead, and Home Inspectors, within the Department of Professional and Occupational Regulation.</dd>

<dt>Who can apply</dt>
<dd>At least 18 years old.</dd>

<dt>Insurance</dt>
<dd>General liability insurance of at least $250,000 per occurrence. A commercial general liability or business liability policy of $250,000 is acceptable if the applicant is an additional insured.</dd>

<dt>Exam</dt>
<dd>A board-approved examination. The National Home Inspector Examination, administered by EBPHI, is board-approved.</dd>

<dt>Qualifying points</dt>
<dd>15 points in all, with at least five from the education table and at least five from the experience table.</dd>

<dt>Education points</dt>
<dd>35 hours of pre-licensing education is 5 points. 70 hours is 10 points. A three-credit college home inspection class is 5 points. A construction-related college class is 1 point each, up to 3. A four-hour contract, report or exam topics course is 1 point each, up to 3.</dd>

<dt>Experience points</dt>
<dd>2 points for each month of full-time qualifying experience, up to 12. 1 point for every five inspections under direct supervision, up to 12. A full-time month is 146 hours or 18 workdays.</dd>

<dt>Out-of-state applicants</dt>
<dd>Universal license recognition, for a valid license or government certification in another state with a similar scope, held for at least one year, with that state's exam and training standards passed, no discipline or pending investigation, and no disqualifying criminal record.</dd>

<dt>Renewal</dt>
<dd>Every two years. A license expires two years from the last day of the month it was issued.</dd>

<dt>Continuing education</dt>
<dd>16 contact hours of continuing professional education in each renewal cycle.</dd></dl>
