Who certifies

The Construction Contractors Board. Certification is needed by anyone who advertises, bids on or performs residential home inspections of more than one structural component.

Business

You must own or work for a CCB-licensed business endorsed as residential general, residential specialty, or home inspector services contractor. The home inspector services endorsement needs no pre-license education or test, and carries a $15,000 bond and $100,000 per occurrence of liability insurance. Its bond and insurance requirements are lower than those of the general or specialty endorsements.

Education

At least 20 qualifying points from a list of items. A certificate from an approved provider, with a 3-hour class minimum, counts 1 point for each listed subject. A 3-credit-hour college course in home inspection counts 10 points. Each ride-along with an Oregon certified home inspector counts 1 point. Inspection or construction experience, recommendations from Oregon certified home inspectors (1/2 point each), and building codes certifications also count.

National exam

The National Home Inspector Examination, administered by PSI. It has 200 multiple-choice questions and runs four hours. The fee is $225, and you keep the score report to submit with your application.

Application

Submit the signed application with copies of the documents for your 20 points, the PSI report of your passing exam, and payment to the CCB.

Fees

$150 to apply. $150 to renew certification every two years. The CCB business license renews for $400 every two years.

Continuing education

30 hours of continuing education from approved providers every two years. Certified home inspectors are exempt from the regular CCB residential continuing education requirement.

Out-of-state applicants

The packet says the national exam may be transferable to other states that use it. The certification pages give no other route for an inspector certified elsewhere.
