Who licenses

The Construction Industries Board, through its Committee of Home Inspector Examiners, under the Home Inspection Licensing Act.

Who can apply

At least 18 years old.

Education

90 hours of home inspection training from a school the Committee approves, or its equivalent. The application must be accompanied by evidence of completing it.

Exam

An examination given by the third-party vendor PSI, whose contact details you receive once your application is approved. A passing score is 70 percent or more on each part. If you fail, you wait 30 days before retaking it.

Insurance

Comprehensive general liability insurance with limits of at least $50,000 combined single limit for bodily injury and property damage. The certificate must name the Construction Industries Board as certificate holder, not as an additional insured.

Fees

A $30 application and a $250 license fee, $280 in total for an initial license. The exam fee is $200, paid to PSI when you schedule. Renewal is $150, reactivation is $50, and licensure by reciprocity is $50.

Renewal

A license lasts 12 months. You may renew without penalty for 30 days after it expires. A license expired for more than a year cannot be renewed, and you may obtain a valid license by passing the examination and meeting the other requirements again.

Continuing education

8 hours of approved continuing education completed within the 12 months before renewal, of which no more than 2 hours may be on Ancillary Systems topics.

Out-of-state applicants

The law provides for reciprocity. A home inspector licensed in another state with equal or greater license requirements may be licensed here, for a $50 reciprocity fee. A non-resident licensee who satisfies another state's renewal education requirement is exempt from Oklahoma's, if a certificate from that state reaches the Committee within 60 days of its issue, with the renewal.
