# New Mexico home inspector license

The Home Inspectors Board of the Regulation and Licensing Department licenses New Mexico home inspectors by training and examination, by experience and examination, or on a license from another state.

<dl>

<dt>Who licenses</dt>
<dd>The Home Inspectors Board, within the New Mexico Regulation and Licensing Department. Applications and renewals are made through the NM-PLUS online portal.</dd>

<dt>Routes</dt>
<dd>Training and examination, experience and examination, or credentials from the state that licenses you now.</dd>

<dt>Education</dt>
<dd>On the training and examination route, 80 hours of education, with certificates showing the required subjects.</dd>

<dt>Field experience</dt>
<dd>On the training and examination route, 80 hours of field training or 30 parallel inspections, recorded on the Field Experience Log. On the experience and examination route, 100 home inspections between 1/1/2018 and 1/1/2020, with evidence of employment as a home inspector from 1/2018 to 1/1/2020.</dd>

<dt>National exam</dt>
<dd>A score on the National Home Inspector Exam, or on the International Association of Certified Home Inspectors exam, on the training and examination route and on the experience and examination route.</dd>

<dt>Insurance</dt>
<dd>Errors and omissions insurance totaling at least $250,000, and professional liability insurance totaling at least $250,000. Renewal requires proof of both.</dd>

<dt>Fees</dt>
<dd>A $250 application fee and a $1,000 three-year license fee. Every application requires a national background check.</dd>

<dt>Renewal</dt>
<dd>The page gives the $1,000 fee for a three-year license only. A renewal needs proof of both insurances and continuing education certificates for the term. The page shows no fee for a one-year or two-year term.</dd>

<dt>Continuing education</dt>
<dd>20 hours for a one-year renewal, 40 hours for two years and 60 hours for three years, including 2, 4 and 6 hours of ethics.</dd>

<dt>Out-of-state applicants</dt>
<dd>A license from your resident state, which that state's licensing entity verifies as current and in good standing, is one route, with the same application fee, background check and insurance. A military service member or veteran with a current license in good standing from another jurisdiction may get expedited licensure, with no initial or renewal fees for the first three years.</dd></dl>
