# Kentucky home inspector license

The Kentucky Board of Home Inspectors licenses home inspectors, and an applicant needs a board-approved 64-hour course with field training, a passing score on the board's examination and general liability insurance of at least $250,000.

<dl>

<dt>Who licenses</dt>
<dd>The Kentucky Board of Home Inspectors, attached to the Department of Professional Licensing.</dd>

<dt>Who can apply</dt>
<dd>At least 18 years old, with a high school diploma or a high school equivalency diploma, and meeting any other criteria the board sets by regulation.</dd>

<dt>Education</dt>
<dd>A board-approved course of 64 credit hours. It includes 16 hours of field training, of which no more than 8 may be in a laboratory, and an exit examination with a passing score.</dd>

<dt>Field inspections</dt>
<dd>Three unpaid home inspections under the direct supervision of a Kentucky licensed home inspector. Each needs a satisfactory written report submitted to the course provider. These come in addition to the 16 hours of field training.</dd>

<dt>Examination</dt>
<dd>A passing score on an examination the board prescribes or approves. The board's rule requires at least 200 questions and third-party accreditation, such as by the Buros Center for Testing.</dd>

<dt>Insurance</dt>
<dd>General liability insurance of at least $250,000, from an insurer authorized in Kentucky. The board is the certificate holder. The board gets at least ten days' written notice before the policy is cancelled or not renewed.</dd>

<dt>License term</dt>
<dd>An initial license expires on the last day of your birth month in the year after it is issued. A renewed license expires on the last day of your birth month in each even-numbered year.</dd>

<dt>Renewal</dt>
<dd>Pay the renewal fee of $200 for each year of licensure, and any late fee. Submit a Kentucky State Police background check and a copy of an inspection report you compiled in the 12 months before renewal.</dd>

<dt>Continuing education</dt>
<dd>If you renew in an odd-numbered year, at least 14 hours per license year. If you renew in an even-numbered year, at least 28 hours in the two-year period. The board may not require more than 30 hours per two-year license cycle.</dd>

<dt>Out-of-state applicants</dt>
<dd>Two routes. By reciprocity under KRS 198B.714, you apply on form KBHI-1 with its attachments and pay the fee. As a nonresident licensee, you do the same and also file a Consent to Service of Jurisdiction, form KBHI-8, under KRS 198B.716.</dd></dl>
