# Illinois home inspector license

The Division of Real Estate of the Illinois Department of Financial and Professional Regulation issues Illinois's home inspector license, and an applicant must be 18, hold a high school diploma or GED, finish a 60-hour pre-license course and a field course, and pass the written exam.

<dl>

<dt>Who licenses</dt>
<dd>The Division of Real Estate, Illinois Department of Financial and Professional Regulation, under the Home Inspector License Act.</dd>

<dt>Who can apply</dt>
<dd>At least 18 years old, with a high school diploma or a GED.</dd>

<dt>Pre-license education</dt>
<dd>A 60-hour pre-license course, and a pre-license field course of at least 15 hours that includes five field inspections and a final field exam.</dd>

<dt>Exam</dt>
<dd>A written licensing exam, with unlimited attempts. Attach your PSI exam score report to the application.</dd>

<dt>Insurance</dt>
<dd>General liability insurance of at least $100,000 to cover losses or claims against you or your home inspector entity. You attest to it on the application.</dd>

<dt>Fee</dt>
<dd>The application fee is $250 and is not refundable.</dd>

<dt>Renewal</dt>
<dd>The 2026 renewal deadline is November 30, 2026. A license first issued on or after September 1, 2026 expires on November 30, 2028.</dd>

<dt>Continuing education</dt>
<dd>If you were first licensed on or before August 31, 2026, 12 hours for the 2026 renewal, 8 of them approved as mandatory, plus sexual harassment prevention training. The training can count toward the elective hours. Take the courses from an IDFPR-licensed home inspector education provider. If you were first licensed on or after September 1, 2026, no continuing education is required.</dd>

<dt>Out-of-state applicants</dt>
<dd>Endorsement. Attach a certification of good standing from each state where you hold a home inspector license. It must show how long you have been licensed, your pre-license education, the exams you passed and any discipline. The application fee is $250.</dd></dl>
