# Commercial property inspector

A commercial property inspection is a visual survey of a building's condition, written to a standard for commercial property; check your state's rules before you take one.

## What the work covers

CCPIA says commercial property inspectors evaluate and document the condition of buildings and their systems, within the scope of the ComSOP. The ComSOP sets a walk-through survey of thirteen areas, the documents an inspector reviews, the report’s contents and the limits of an inspection. It applies only to commercial properties.

The inspection is visual only. It does not include documenting code compliance with the authority having jurisdiction (AHJ).

## Texas: a TREC license

A TREC licensed inspector may perform inspections on commercial property, as long as no other law prohibits it. The Texas Real Estate Commission says to check with the Texas Board of Professional Engineering to determine when a professional engineer license is required.

For property other than one to four family residential, a licensed TREC inspector is not required to use the promulgated form or the Standards of Practice.

## Florida: what “home” means

Florida’s statute defines “home” as residential real property, or a manufactured or modular home, that is a single-family dwelling, duplex, triplex, quadruplex, condominium unit or cooperative unit. Compare each commercial job with that definition before you accept it.

## Training

CCPIA says no prior experience is required, as it provides a complete training path. It typically recommends that those without prior inspection or building system experience first attain InterNACHI’s Certified Professional Inspector (CPI) designation.

CCPIA’s certification assesses your knowledge of the ComSOP, the CCPIA Code of Ethics and core inspection competencies.
